Our Process

Every home begins with an initial consultation, either through an in-office meeting or scheduled phone call, to discuss the overall vision for the project, architectural direction, lifestyle needs, design preferences, budget expectations, and long-term goals for the home. This conversation allows our team to better understand the project while also giving clients an introduction to our planning, budgeting, and construction process.

Following the initial consultation, clients enter into a Pre-Construction Retainer Agreement. This phase allows our team to begin the planning, coordination, budgeting, and development work required prior to construction. Once the retainer is in place, the project officially moves into our structured planning and development process outlined below.

01. Land Acquisition & Site Evaluation

Our team assists with evaluating the property, site conditions, utility considerations, grading, and overall feasibility to help ensure the land aligns with the vision, budget, and long-term goals for the home.

02. Architectural Design & Planning

Once the property has been selected, we work closely with the architect to develop the overall design and layout of the home while balancing aesthetics, functionality, buildability, and overall project goals.

03. Preliminary Budgeting

Once preliminary plans are developed, our team prepares a detailed preliminary budget to establish a realistic framework for the project before moving into contracting and financing.

04. Budget Review & Scope Refinement

After budgeting is complete, we review the budget together in detail, discuss allowances, refine scope, answer questions, and make adjustments where needed before finalizing the overall direction of the project.

05.  Contracting, Financing & Permitting

Once budgeting and architectural development are complete, the project moves into contracting, financing, and permitting. During this phase, municipal review, engineering coordination, utility requirements, scheduling, and overall construction preparation are coordinated prior to the start of construction.

06. Designer Coordination & Construction Commencement

Prior to the start of construction, a designer should be selected and integrated into the project to assist with finish selections, material coordination, fixtures, and overall design direction. As construction begins, our team works closely with the client, designer, and trade partners to thoughtfully guide the home from planning into construction with care, organization, and attention to detail throughout the building process.
